A new courtyard-focused mixed-use development for Kitsilano

We created an animation to support the development application for a mixed-use residential scheme that will introduce 385 new rental homes to the heart of Kitsilano. For development application projects like this, where photographic accuracy isn't essential, we can leverage real-time software to produce highly convincing content in a fraction of the time compared to traditional visualisation methods. Our animation played a key role in supporting the application, helping stakeholders and the public clearly envision the project’s scale, design, and long-term benefits.

The scheme includes 72 studio apartments, 176 one-bedroom units, 103 two-bedroom units, and 24 three-bedroom units, plus 10 additional townhouses, offering a diverse range of housing options to meet the needs of the community. Designed to blend seamlessly into its surroundings, the development features a striking architectural style that combines modern metal panels with classic brickwork, creating a timeless and visually dynamic streetscape. Residents will enjoy beautifully landscaped courtyards, fostering a sense of community, as well as rooftop padel courts, bringing an active and social dimension to urban living. At street level, the project enhances the neighbourhood with a brand-new 42,000 sq. ft Safeway, ensuring convenient access to everyday essentials, alongside 18,185 sq. ft of additional retail space, contributing to a lively and walkable streetscape. This thoughtful integration of residential and commercial space enhances both liveability and community connection.
